Construction Manager – Residential Framing
Location: Larapinta, Brisbane QLD
Salary: $130,000 – $150,000 plus superannuation and company vehicle
If you have spent years running construction sites for others, you understand that strong results only happen when clear standards are set and consistently upheld. This role provides the authority and responsibility to do exactly that.
This position offers full ownership of the residential framing installation division. You will lead teams, establish effective systems, and drive safety, quality, delivery and cost performance across South East Queensland.
Reporting directly to the General Manager, you will be responsible for all installation operations across active residential framing sites. You will manage and develop Site Supervisors, a Service and Install Coordinator, Maintenance Carpenters, and subcontract framing crews.
This is not a tools-based role. You will be based at the Larapinta facility and attend sites as required to inspect quality, resolve issues, support supervisors and maintain builder relationships. The role is largely proactive, focusing on planning, coordination, performance management and continuous improvement. You will work closely with Production, Design and Sales teams to ensure projects move smoothly from detailing through to handover.
In the first 90 days, you will review all active sites and identify risks and opportunities for improvement. You will establish a structured weekly operating rhythm with supervisors and the install coordinator and implement clear systems for tracking and resolving site issues. You will take full operational ownership, reducing the need for escalation to the General Manager.
Ongoing performance will be assessed on delivery in full and on time targets at or above 95 per cent, a reduction in repeat defects and rectification costs, supervisors independently managing day-to-day site issues, consistent performance from reliable subcontractor crews, and strong builder satisfaction with the company as a preferred framing partner.
You will be a proven construction leader with strong practical framing knowledge. You understand residential framing requirements including load paths, bracing, tie-downs and sequencing. You will come from a residential construction background with experience leading people, managing subcontractors and building trust with builders.
The successful candidate will demonstrate strong technical framing knowledge, experience in residential construction, site supervision or construction management, the confidence to uphold standards and conduct difficult conversations when required, sound commercial awareness with cost control discipline, clear communication skills, the ability to build and retain reliable subcontractor relationships, and a structured, system-focused approach to operations. Steel framing experience is desirable but not essential.
This role is not suitable for candidates who avoid difficult conversations, prefer working on the tools instead of leading teams, rely on reactive problem-solving, or treat subcontractors as disposable rather than long-term partners.
